What is the best type of flooring to install in rental homes

The best flooring to add the value and desired look for rental properties in my opinion is laminate flooring. It does last up to five years vs carpet that can easily get damaged, torn, and general horrible especially for pet owners.

Here is what we recommend:

Standard carpet for homeowners that dont have pets. If you do accept pet owners, the market expands and more competition and higher price. Adding laminate flooring is just a bit more expensive but the clean and clear finish makes your rental property more attractive.

I think vinyl flooring or laminate flooring is the best flooring to install in a rental home. But sometimes its not the cheapest.

Although carpet is the less costly option, nothing beats tileā€™s durability. It does not get damaged, stained, burned, etc. For a rental scenario, I would recommend sticking to a neutral color with a pattern that wil not be ā€œout of styleā€ soon. This will help your unit look contemporary, without interfering in your tenantsā€™ personal decorating style.

Polished concrete with a stain guard. It will never need replacing. If it dulls a little over time, you simply use a burnisher to bring back desired gloss level. Extremely easy to clean.

Laminate floors are cheapā€¦depending on what you spend working and selling properties to lots of investors hardwood floors are the way to go,you can refinish for many years and get your moneys worth,laminate floors at times shift or buckelā€¦if a rental i stronly suggest hardwood.

As a flooring specialist I hear it all and recommend what flooring type to install for each scenario. IF you can budget the money I would recommend installing affordable laminate in traffic areas like hallway into the entertainment room where there are alot of accidents. To lessen the cost of laminate I would put down affordable vinyl like Manningtonā€™s Benchmark they have many selections at great prices for felt back into the kitchen and bathrooms. Then for the bedrooms and or formal living room use a mid-grade carpet selection that is made of Nylon and has the manufactures top scotchguard to protect. Therefor you can keep all the hard sufaces from renter to renter and then when you need to replace the carpet it will be confined to the bedrooms and wont be as expensive. Usually you can salvage the tackstrip and pad to reuse so you will be just spending on the carpet alone for at least 3 renters. Otherwise carpet and vinyl is most common for this scenario but I always say the laminate, vinyl and carpet selection is the most cost effective solution to long term rather than a quick affordable solution that will last a couple of renters.

A waterproof click vinyl flooring will outlast most other flooring. The base is saturated with resins so it is completely water proof, the top is a thick layer of tough vct (vinyl composition tile or linoleum). Properly installed this will outlast carpet, hardwood or sheet vinyl. Compare brands of this type of flooring as they vary by manufacturer.

Laminate in a light color (dark color shows scratches easily) or carpet. Hardwood floors are going to get scratched and damaged.
