What type of remodeling projects increase a home's value the most?

I’ve read that kitchen and bathroom remodeling yield the highest return on investment, but I’m curious to hear other opinions.

I concur with kitchens/bathroom remodels or additions,will insure an increase and biggest return.

Also,almost any current energy efficient plumbing or electrical upgrades will provide a nice little increase in value.

Kitchen / Master bathroom.
These areas are where people spend the most time in their house.

Alternatively there are lots of smaller jobs which can help raise the value by quite a lot. Landscaping, Exterior painting, Flooring, Skylights etc

With rental properties, I’ve noticed that the exterior/landscaping are quite important: the first impression is important.

Hanley Wood published a cost versus value report that is interesting (although I haven't looked carefully at their methodology). 

Apparently, the projects that recoup the most cost are: 


	Entry door replacements

	Deck additions

	Garage door replacements 

	Smaller kitchen remodels

	Window replacements 


There are some other notables on the list (e.g. bathroom remodels are up there).

as a former realtor, they will tell you kitchens and bathrooms.

as a contractor i will tell you everything!

home inspectors will list tons of items that are minor but skip important items.

if your roof needs replacement in 3-5 years and kitchen is clean and functional then do the roof.

i see many people tear out a clean functional kitchen and spend thouslands to put in cheep cabinets or poor design or install and get no gain from it.

look at the other competing properties around you and see what condition they are in.

research shows that if you price your property right, at a fair price you will get a higher price and less time on market

I would have to say definitly the a Kitchen Remodel would increase the homes value and then i think Interior and Exterior paint.

My advice,  what brings YOU the most pleasure.  That’s your biggest return on your investment!

A licensed General Contractor and a Master Plumber with 25 years experience. Bathrroms and kitchens will bring the biggest return. However you can not put more in than you can get out. In other words you cant put gold in a bathroom and expect to get it back. Your home should match the neighborhood. If non of your neighbors have granite tops and gold faucets then your home would be worth a slight bit more than theirs. The buyer though will most likly pick the cheaper one.

Never deck out a house when trying to sell for profit because most people would rather have it done the way they want, so instead of spending a lot of money you should just update things that are obvious.

kitchen is number one, bathroom, closets, now closets are very important, women love storage space and kitchen storage especially.

I would have to say basement finishing. If you increase the square footage of livable area in your home, property value will have to rise…

I would definently remodel the kitchen and bathrooms, new paint and crpet through out the house keeping it neutral will visually make your house sell quicker!

Curb appeal helps the first impression, which many would say is the most important. Even if a landscape is not fancy, it should look well tended, healthy, and inviting, as if someone cares. Natural stone driveway and walks, mature plantings, clean edges, creating a foreground, middle ground, and background, all help make the landscape legible and will create interest. Easy and clearly defined access to the primary entry is also important. Don’t let mature plants block windows or doors.

Kitchen and bathroom remodels yield the most return for the money. I’ve found that the addition of a master bathroom is one of the best ways to get the most bang for your buck.

Kitchen and bathrooms and anything that adds curb appeal . Kitchen and bathrooms that have a design that pops.

I think adding additional footage is always going to give you the best value. Otherwise, remodel the kitchen and restrooms.

To increase your home’s value & highest selling price think about curb appeal along with those kitchens and baths. Smaller investments in entry doors, entry landscaping, and paint can provide fabulous returns!
