What items should a homeowner expect to be included in a home inspection?

Roof, Foundation, Insulation, structure, siding, gutters, some homes are different but those are very important. Im not a home inspector but I believe plumbing hvac and electric should also be checked.

  1. From an electrical stand point, grounding is priority #1 and surpasses all other.
  2. Again on the electrical, I can not stress enough on it. Aluminum wiring, to me; unless you are going to gut the entire house, “Stay Away” !
  3. Foundation level, by a qualified person, to see the levelness of a slab. There are many signs, but get a professional to use a water level.
  4. This is a major one, and can cost you a lot of money; pluming. Hire a reputable company to to a full report and run cameras down every stack and through all the mains. Get a copy of the video, and for all of the aforementioned, “PLEASE” hire you own people, “Do Not” use the realtor of the seller, or yours for that matter. Call it what you will, but I grew up in the trade since age 5, so that means I hae watched 35 years of peoples heart getting hurt and pocket books drained.
