How much should this drywall repair cost?

We recently had to repair a good amount of water damage to the first floor or our townhome. The contractors ended up removing about 35’ of drywall from 5 walls in order to dry things out.

I received one estimate for $4,000 (total parts & labor) to repair the damages and wanted to see if this was a fair market estimate.

Did your estimate include any/all of the following:

	Did your Contractor remove/relocate and store/discard all the damaged material, i.e. the furniture, flooring, studs, insulation, drywall and trim etc.?

	Does your bid include the use of fans and dehumidifiers until all the moisture is gone?

	Does your bid include applying disinfectants and deodorizers?

	Does your bid include replacement of all damaged materials i.e. flooring, drywall, studs, insulation, trim, prime and painting of the new materials and painting of adjacent walls and trim to insure a good color match?

	Does your bid include the repair and future prevention of whatever caused the leak/water damage?


The best way to know if you have a fair bid, would have been to get at least three bids for the work before you started the project.  Based on your question, I assume you needed this work done quickly and only got one bid.

Until you provide more information regarding the scope of work you are receiving for the $4,000.00 you are paying, the answer to your question is:

If you are getting all the work I described above, it might be a good and fair cost for the work.  If you are being charged $4,000.00 just to have the drywall replaced, you are probably being charged up to 10 times more than the work is worth.

I will ask the same questions asked by Matt. Unless all the questions are answered, will not know if the price is fair or not. Need to know more details about the agreement / scope of work sq.ft of work done.
